Value of RBI’s House Price Index declined Q2FY26

RBI's House Price Index fell from 113.4 to 112.7 in Q2FY26, driven by declines in major cities.


The value of House Price Index (HPI) declined from 113.4 to 112.7 in Q2 (July-September):2025-26 as compared to Q1 (April-June):2025-26, owing to decrease of the index for major cities Kolkata, Chennai, Lucknow and Hyderabad, according to RBI.
RBI compiles HPI (base year as 2022-23, in 18 major cities) on quarterly basis based on transaction-level data received from the registration authorities.
The 18 cities are Mumbai, Delhi, Chennai, Kolkata, Bengaluru, Lucknow, Ahmedabad, Jaipur, Kanpur, Kochi, Hyderabad, Thiruvananthapuram, Pune, Ghaziabad, Thane, Gautam Buddha Nagar, Chandigarh and Nagpur.
All India HPI recorded an annual growth (y-o-y) of 2.2 per cent in Q2 2025-26 as compared to 7.0 per cent registered in the corresponding quarter a year ago, per a RBI statement on All-India House Price Index (HPI) Q2:2025-26. Cities like Nagpur, Ghaziabad, and Chandigarh contributed to the rise in HPI.
On a quarter-on-quarter basis, the index registered a decline of 0.6 per cent, contributed largely by Kolkata, Chennai and Lucknow.
